Being an East Coast boy myself, I remember when Atlantic City was hyping up the new casino (Borgata) in their bay section of town and how it would change service levels and reputations, etc. Yes, its opening created more traffic to that area of town, but it could never escape the inevitable bad NJ-style service and it never changed the reputation of miserable Atlantic city staff and customers. I have a hunch that no matter what happens on Freemont Street that it will always carry a stigma with it that will keep the high end business on the strip - time will tell... mrvip Posted October 13 Report Share Posted October 13 It is true that new nightlife venues being backed by big names will help to rejuvenate the Downtown Las Vegas area, but the truth of the matter is that Downtown will never be as popular as it once was. As nice as the venues are downtown, they won't be able to attract the massive crowds that strip venues pull in day after day. Something that will happen because of the new developments is that property values of downtown real estate will increase, and more money in general will be brought in their direction. Fremont St. might gain back some of its "pizazz" after a number of highrise condos are built, but until then, a nightclub development in that area won't compete with clubs in major casino-resorts. If over an decade period everything a handful of different developers on different projects have been involved with have been huge financial successes in both less desired areas and prime areas, then its worth watching. I got my start in the Las Vegas club scene about4 or 5 years ago as a promoter for Utopia when it was being ran by Lucid Entertainment (Brian and Jimmy Foster and their other partners Cory and Robert). I have seen clubs have tons of money poured into them and the nevertheless, they were still a substandard venue. The bottom line in the nightclub industry, at least in Las Vegas is...location, location, location. It wouldn't matter if Steve Wynn, or Donald Trump opened a nightlife venue on Fremont St., the outcome would still be the same. Some people would go, but not enough to compete with a strip venue. Would having 30 years experience tell me that I should invest millions of dollars into a nightlife development in the area of Fremont St because it will be the next great thing in Las Vegas? If this is what 30 years experience would tell me then maybe I'm better off with the 4 or 5 years experience that I do have as a clubgoer, club promoter, VIP host, and not to mention, Las Vegas resident.
