    Home prices 'extremely overvalued' in 53 cities

    Single-family home prices are "extremely overvalued" in 53 cities that make up nearly a third of the overall U.S. housing market, putting them at high risk of price declines, according to a study released today.

    The report, by Richard DeKaser, chief economist of National City Corp., examined 299 metro areas accounting for 80% of the U.S. housing market.

    DeKaser terms a market extremely overvalued if prices are 30% above where he estimates they should be based on historic price data, area income, mortgage rates and population density - a proxy for land scarcity.

    Based on those criteria, Santa Barbara, Calif., is the nation's most out-of-whack market, with houses 69% overpriced. Rounding out the top five: Salinas, Calif.; Naples, Fla.; and Riverside and Merced, Calif.

    College Station, Texas, is the most undervalued, priced 19% below where the data suggest it should be. Other inexpensive communities include El Paso, Odessa and Killeen, Texas, and Montgomery, Ala.

    The highest-risk markets are in California; Southern Florida; parts of the Boston area; the Long Island, N.Y., counties of Nassau and Suffolk; and Ocean City, N.J.

    The big culprit: in 85% of the cities surveyed, home-price gains outpaced income gains during the past year. In Bakersfield, Calif., prices rose 33% while incomes increased 3%. In 29% of areas, prices outpaced income growth by at least 10 percentage points.

    Just 2% of markets were in bubbly territory at the start of 2004, vs. 31% in the first quarter of 2005.

    Some of the most expensive areas or those with the fastest growth aren't necessarily the most overpriced, according to DeKaser's model. Pricey Honolulu, Hawaii, for example, isn't in the top 53.

    DeKaser says his study doesn't mean big corrections are imminent, though he sees evidence the housing market could be at or near a crest.

    "For the U.S. as a whole, I expect we're going to have an orderly correction. But that doesn't mean it's going to be equally orderly in all places," DeKaser says.

    He says it's rare for property to depreciate, even in overvalued markets, without an economic shock such as rising unemployment. Price corrections might not occur at the same time, and declines in one area could be partly offset by gains elsewhere.

    DeKaser's 30% threshold for overvalued markets is based on prices in 63 areas since 1985 that later had housing price declines.

  3. I asked the marketing team here at work what they thought and we all agreed on #2. But the font is a bit large. You may want to reduce its size.

    bwteen all the feedback from this board and another photography message board, I am leaning towards a combination of 2 and 7. I am thinking of putting the circle with the EK inside the camera like the front of the lens, and have that smaller logo next to the text of #2

  4. Between all the creative people on CJ, I am asking for your help.

    I had a designer (a friend of mine) help me with logos for my photography business. The logo will go on my website, business cards (she is designing them also, after this), watermark, and any other stuff in the future. We sat down last week and talked about what I liked, and what image I wanted to project. She knows my type of worrk- Events, Nigthlife, Music, Commercial, Sports mainly. These are just some ideas she came up with and we will tweak them from here.

    She told me she would throw some ideas together and get back to me, I think she did a great job . I am actually blown away at what she came up with in a few days.

    After all the feedback from the from the first suggestions, my freind( deisgner) went back and did some changes and she came up with these.

    I really think she hit the nail on the head with most of these, and will most likely pick one and go with it, with a few changes if any.

    This is my freind ROb, he is a talented local DJ up here in Ohio. We are working on some things together, with the biggest thing a benefit concert for Big Brothers/ Big Sisters and 4 other local charities. There is 3 bands , and Rob Sample will be DJ'sing as the opener and between bands and to close out the night.

  6. Optware Corp., a developer of holographic data storage systems, is planning to release a Holographic Versatile Card (HVC) media product around the end of 2006. The card capacity is expected to be 30 GB. The company aims to price the product around ¥100. Optware also intends to set the price of a reader device lower than ¥200,000 and a reader/writer device lower than ¥1 million. The launch of these HVC-related products is planned to coincide with the standardization of the technology, expected in December, 2006, by Ecma International, an organization promoting standardization of information and communication technologies. The company also revealed photos of mockups. Dimensions of the card are almost the same as those of a credit card, while the drive system is designed to be the size of a surface-mounted hard disc drive system.

    The reader/writer is kinda pricey but once you have one 30GB of storage only cost one dollar.

    Since holographic data storage is basically a fancier version of optical data storage (like CDs and DVDs), electrostatic discharge (ESD) should not be an issue. I'm concerned about robustness to scratches because holography distributes information throughout the storage medium, whereas information is localized to individual pits on the track of a CD or DVD. Thus I'm pretty sure the error-correcting schemes that are used to handle scratches on CDs and DVDs cannot be applied to holographic storage.

  10. i have one too, had it for a few months but it still takes an occasionally blurry pic no matter what i do. guy in my office has the same problem. you know how to get around that?

    It is most likely camera shake. It is from you not holding the camera still while it takes the photo. You need higher shutter speeds and a higher aperture number to get more sharpness out of the camera.

    Larn to use the camera in its manual modes, if they have them. Get out of Auto. ;)

    Saharan Dust Cloud May Bring Colorful Sunsets

    July 24, 2005 - From Times Wire Reports

    An enormous, hazy cloud of dust from the Sahara Desert is blowing toward the southern United States, but meteorologists do not expect much effect beyond colorful sunsets.

    The leading edge of the cloud — nearly the size of the continental U.S. — is expected to move across Florida sometime between Monday and Wednesday.

    "This is not going to be a tremendous event, but it will be kind of interesting," said Jim Lushine, a severe weather expert with the National Weather Service in Miami. He said the dust could make sunrises and sunsets spectacular.
