This sunday - Last Rehab Ever?

I've been hearing from quite a few people that this Sunday will be the last Rehab party - not just for the year - but forever.

A few people who worked at the HR when I stayed last sunday night told me that - and I also heard from a few locals who usually know what their talking about

Apparently its way too much of a fire hazzard - too many problems - and the new ownership

Anyone have input on this? No matter how many other pool parties pop up, I doubt anything will be as nutz as the HR as been these last 3 years

Yes, no question, last Rehab ever.

"Fire hazard?" [snicker]

While local authorities may have been less than amused with issues like overcrowding, alcohol/drug abuse and fights, these are hardly killer blows.

New Hard Rock owners just don't want Rehab around.

Well i drive oone of the new investors and another guy at our company drives another. I have had numerous discussions with him. once they figure out what they are doing with the apartments and the budget suites type thing behind it they will announce the plans.

The original plan was for 2-3 towers of hi-rise condos and expanding the pool area to almost 3 times the size. I will say that hard rock is not a big gambling attraction due to the loud music, and i think you will see a change. A larger eventually casino. Alarger pool and possibly a 25,000 sq ft night club.

The only issue with any plans for hard rock is you have 6-9 investors and ages from 36-80 and plus a major leader in the casino industry backing them . You never know what will pass and what will be shot down.

You will see soome type of pool party, but i think it will be a night party, but who knows.

Okay now it's time to speak my piece.

As most of you may know. I have been labeled as one of "Rehab's Best Clients" By the Promotions team them self. As far as I know there is only one other group of guys that frequent Rehab more than me.

Now...

Upon the takeover at the beginning of the Summer the word was that Morgan's Group may not want Rehab any more. It's too crowded, it brings a bad crowd to the hotel. Alcohol related incidents and so on and so on.

A few things you need to know about Morgan's. First off they own some of the elite Hotel Resorts across the Country. With names like the Skybar/Mondrian in LA. Shore Club in Miami, Clifts in SF, Delano in Miami. And there property list goes on and on. Well another thing you may not know is that this is there first Casino. So currently the Hard Rock Casino (side) is under lease to a outside gaming company. Until they get there gaming license. Also they have raised roomrates and plan to raise rates up to about 25%. Which is going to make a deluxe room close to about $700 dollars a night on a busy Friday/Saturday Night. So with all those factors and minus a Rehab Season they are moving towards destruction.

Now in regards to Rehab. The Hotel original goal was to turn the Hard Rock into this Luxury Resort. However with the Rehab pool party being such a brand name. Some of the thoughts have been to take Rehab on the road. And offer it at some of their other exclusive resorts. Which would be next to impossible because the crowd that it brings there is not a hotel pool that could handle it. Quite like the Hard Rock.

Now also another factor you need to take into play is the financials. Over Labor Day Weekend. That Sunday. Just 1 Day. The Total Gross was approximately $378,000. There best day ever!! You can ask around that number is solid.

Now the only other thing that would be on the Hotel's mind is. There also were some quite unfortunate events that happened that day. Very unfortunate for a few people. But that is because people have decided to push the envelope when it comes down to drugs/alcohol. And a lot of the people don't understand the heat plays a huge factor.

And 1 other note. One of the new owner's was in a cabana about two weeks ago. And he noted that he loved the party, he himself had never been before.

So ultimately it could be up in the air. However a key player in the Rehab organization last November signed to a 3 year deal with the Hard Rock. And I doubt it will be gone next year. ;-)

They said today that with the group of investors that after all the licensing goes thru they will actually make a decision on what will happen. You will see the hard rock turn into a more classier place, but still cater to younger crowd. if it works out they way they are talking it will have a larger pool area for sure with possible permanent stage for shows.

Boyd gaming is the muscle behind the venture so gaming is their number one goal, the party isnt. With all the property that mortons purchased in the last year there, you might still see a hi rise condo tower or upper level condos and lower floors hotel rooms with huge pool area.

They are not for certain yet, even after talking to a guru for boyd and 2 of the other investors its still hush/up in the air.

Okay...Just so I can correct you a little bit limodriver...

First off Boyd Gaming is the leasing company in which is helping to run the Casino side of the Hard Rock.

Boyd Gaming also comes into play with Morgans because in 2010. The two companies are expected to open a 1000 Room Mondrian Tower and a 600 Room Delano Tower Hotel Complex where the Stardust currently sits. This also proves to be a huge factor of why Rehab may be here to stay. This two tower project is slated at a budget of $4 Billion Dollars. Basically the cost of the Wynn Resort.

Now this plays such a huge factor because you take in the revenue of what Rehab generates. And oh boy are you looking at some trouble. Especially since what are you going to do. Have people sitting in your cabana's spending $200 dollars versus $2000 dollars. Yeah so umm...Huge Factor.

Now another thing....Just because it says that the project is backed by Boyd Gaming does not mean they are focusing on gaming. Actually the CEO for Morgan's Group clearly stated that he is looking to increase hotel revenue from $40 million a year to $50 million a year. By raising room rates, food and beverage, and entertainment. There focus is not on gaming. They are looking to attract there clientel that comes from NY, Miami, SF, LA to come to Las Vegas and stay at there resort. They are the clientel that is looking for a hip, trendy, classy place, and are coming to spend the money.

Also another key thing in the minds of the Morgan's has not been to worry about building condo's. Their first idea's are to not only expand the hotel as the parking garage. Reason being is they need more occupancy which will increase overall gaming, and food and beverage. If you build condo's that is a one time sell. With expanding the hotel you gain indefinite revenue by being able to service more clients.

All in all with the addition of the Echelon Hotel (Mondrian/Delano Hotel Towers) site to the project plans for the Morgan's. It is almost inconcievable to believe that Rehab is closing after this year.

Echelon will end up being 4 towers.

The issue with hard rock is the yong crowd. They draw a great number of parties by all means, but the gambling revenue is turning several investors away because as you say rehab is good money but the gambling is no where near where it should be.

Like i said who knows whats going on there, but one guy that is an investor said thurs to me that good chance 2 maybe 3 towers of hirise condo, but waiting for faa to see the limit on high, looking at around 48-52 floors. Top 12-18 for condos, and the rest for hotel with an additional 300,000 sq ft or so of gambling. The addition of a upper level pool for owners and a ist level pool area with individual cabanas and a small pool/hot tub for each, or maybe for 2.

With that many peoples hands in the jar, it will be 2 years or s otill any changes will be looked at. Rehab is a possbility, but dont be dissapointed if not there.

Rehab is a huge money-maker for the property so I'd be surprised if Morgan shuts it down. Gaming revenue is poor because the casino floor is tiny and crowded. Shutting down Rehab isn't going to translate into more people going in to gamble, and I think it unlikely HRH is going to pave over sections of its pool to make room for more slots and tables.

Last year, I believe, HRH was short of its revenue forecasts until the money from Body English and Rehab were included. Then they were well past projections. Morgan would be stupid to kill the golden goose. Not saying it wouldn't happen, just that it would be a devestating financial blow.

ok here we go, we did a bid for limos had hard rock today and while sitting there here is the figures they came. Labor day weekend actually was 531,000 in revenue of of rehab. they will not discontinue rehab for next season as of yet. They said that with contracts and legal stuff it will last 2 more years or unless they build the other pool area like they are talking about.

YES REHAB WILL COONTINUE

Hope they don't overly expand. That is what makes the HRH so cool is that if you are their with a group, it is easy to find everyone and hang out, unlike some of these mega casinos where you just end up getting lost in and spending two hours looking for people. i understand that they want to make more money but I guess I don't care as long as REHAB stays. Someone had mentioned something about Labor day being unfortunate for some at Rehab with the drugs and heat. Did someone die or something?

P.S If they want to focus more on gaming and makeing the casino bigger then maybe they should just put more swim up blackjack tables in when they expand the pool. Problem solved.
